控制性详细规划： 指以城市总体规划或分区规划为依据，确定建设地区的土地使用性质和使用强度的控制指标、道路和工程管线控制性位置以及空间环境控制的规划要求。是城市详细规划的一种。根据建设部《城市规划编制办法》，控制性详细规划包括下列内容：1、详细规定所规划范围内各类不同使用性质用地的界限，规定各类用地内适建、不适建或者有条件地允许建设的建筑类型；2、规定各地块建筑高度、建筑密度、容积率、绿地率等控制指标；规定交通出入口方位、停车泊位、建筑后退红线距离、建筑间距等要求；3、提出各地块的建筑体量、体型、色彩等要求；4、确定各级支路的红线位置、控制点坐标和标高；5、根据规划容量，确定工程管线的走向、管径和工程设施的用地界线；6、制定相应的土地使用与建筑管理规定。控制性详细规划的文件和图纸包括：规划文本和附件、规划地区现状图、控制性详细规划图纸等。图纸比例1／1000%26#8212;1／2000。
