  【比例地价】由建筑投资费用和土地价格关系决定的土地价格。城市土地主要是用于各类建筑物和构筑物的建设,如果需要扩大建筑面积时,建设者可以有以下两种选择:1.在原有地块上,加高建筑的层数;2.扩大原有的建筑用地面积。如果加高建筑物的层数不加扩大建筑基地合算时,建设单位就会选择扩大原有建筑基地的办法;而如果购买新的土地所花费用大于加高建筑层数所增加的费用时,建设单位则会选择加高楼层的办法。这样形成了建筑投资费用和土地价格之间的比价关系。城市土地比例价格高低的制约因素有:土地原有价格的大小,土地的供需状况;建筑容积率和建筑投资费用。
