【房租】房产所有部门出租房屋所收的租金(主要指城镇居民住房的租金)。房租是住宅的零售价格。目前我国房租有公房租金和私房租金两大类。构成房租的基本因素有5个:(l)房屋折旧费;(2)修缮费，指一般定期修缮(大修)和经常维修所支出的费用;(3)管理费，指房管部门支出的日常管理费用;(4)税金;(5)保险费。以上5个因索构成住宅的基本租金。在计算房租时还应考虑以下几个方面的因素:1.调剂因素。根据房屋的位置及质量确定。包括楼层高低，窗口朝向，以及室内地板、墙壁、天棚、保温、通风、供暖设备等条件的优劣，具体确定应增减百分比作为调剂因素。2.附属房屋。它包括厨房、厕所、贮藏室、壁柜、阳台、门厅等。附属房屋的租金应比居室的租金低一些，一般为居室的50-~60%左右。由于各个地区条件不同，这个比例可以因地而异。3.设备租金。指室内配置的浴盆、淋浴喷头等，按其折旧额计算。房租的计算公式如下:每月房租金=(租金基数士调剂因素)x居室面积十附属房屋单位租金x使用面积十设备租金。房租是城镇居民家庭必需的生活费用。
